Behind the Sale: 357 Belvenia Road

What a ride!

The market was leaning heavily in favour of buyers when we listed 357 Belvenia in South Burlington. A big, beautifully finished detached home in the coveted Tuck and Nelson school zone — additions, a pool, cabana, and top-to-bottom high-end finishes. This wasn’t just a nice house — it was dialed in.

But timing was tight.

My clients weren’t moving just to move. This sale only made sense if they could land their dream home in Roseland — Burlington’s crown jewel. We had offered on the Roseland property first, conditional on the sale of Belvenia. It was declined. We weren’t on the market yet, and they weren’t about to wait.

So I pulled the trigger.

We launched on a Wednesday at 4 p.m. By 6 p.m., we already had five showings booked. They didn’t stop. Over the weekend, we had about 15 showings through and multiple offers — multiple times. At one point, four agents were circling with two or three different offer versions each. I spent that entire weekend on the phone, keeping momentum up and options open.

By Monday night — quite literally the 11th hour — we secured the deal we needed. And just hours earlier, we had re-offered on the Roseland home. We told the listing agent we were about to sell firm, and we needed them to accept our offer conditional on the sale of Belvenia — but without an escape clause. They agreed.

This was a master class in deal-making.
