Shoot Now, Sell Later: Why Waiting for Spring is a Mistake
Every year, I hear the same line: “We’ll wait until spring to list.”
I get it. Spring sounds perfect. Flowers bloom, birds chirp, and the market heats up. But here’s the problem, Canadian springs don’t look like a screensaver. They look like melting snow, muddy lawns, and dead gardens. Not exactly the scene you want to set across your listing photos.
The spring market doesn’t start in May, it usually kicks off in mid February. January through April are the worst months to showcase your home. Brown grass, leafless trees, dirty streets. Not exactly “dream home” season. Our yards aren’t pretty until June now.
Why Summer and Fall Are Best
Right now, August and September, your house is at its peak.
The grass is lush.
The gardens alive.
The trees give you privacy.
The pool is open.
The sun is still doing its job.
The neighbours are hidden!
Compare that to the grey mess of spring thaw, and the decision’s easy. Your home looks better now than it will when the market “officially” wakes up.
The Strategy: Shoot Now, List Later
It’s pretty simple:
Get exterior photos done now, while your home looks its best.
Hold onto those shots.
When spring rolls around and every other house looks washed-out and your listing stands out.
No overly AI generated images that are total bullshit and get people in trouble.
The Cost?
An exterior shoot with my photographer is around $200. Well worth it. We can do a quick walk-through so prior to the photos to ensure it’s ready. I’ve had so many clients take me up on this. I pay for the photos when we list it. And guess what, if your home looks beautiful in the winter that’s great! We’ll be shooting the photos again and using a mix of both.
Please don’t list your home with a closed pool and no photos of it open and in use.
